Joel Spolin – President
Rexco1031 was founded by Joel B. Spolin, a licensed CA Real Estate Broker since 1988 with vast apartment, mortgage and real estate experience. Mr. Spolin has closed real estate transactions in excess of $3 Billon dollars in his career, including numerous delayed and reverse exchanges. He previously served as Vice President Finance for Consolidated Capital, Chief Financial Officer for a division of the Trammell Crow Residential Company, and Chief Executive Officer of Absolute Mortgage Banking. He helped develop numerous apartment communities in his career including 516 units in Milpitas, CA, 212 and 188 units in Sunnyvale, CA and multiple properties in the cities of Los Angeles and Santa Monica. Mr. Spolin has also served as an expert witness in over 35 matters in Real Estate Litigation for many large investment bank clients, and has run and managed multiple mortgage banking companies.
After completing a reverse exchange where he helped an investor sell multiple properties and then buy a beach condominium that later became his primary residence, he began to focus on 1031 transactions. As Delaware Statutory Trusts have become increasingly popular, he added DSTs to his solution options for sellers, and he personally owns a number of DST investments. Mr. Spolin has closed transactions ranging from $44 million dollars down to $500,000.
Joel graduated Magna Cum Laude from UCLA with a degree in Economics and has an MBA from the UC Berkeley Haas School of Business. Joel has taught real estate, finance and other business subjects at multiple colleges including College of San Mateo, Foothill College and Golden Gate University. Joel holds series 63 and 22 securities licenses.

Josh Wirth, Esquire – Senior Vice President, Investments
Josh Wirth is a New York state-licensed attorney with extensive experience with both public and private real estate and mortgage investments. He assists in the private placement of DST transactions that are all completed under the US Securities laws and regulations. He was previously a Portfolio Manager for a boutique advisory and asset management firm in New York, where he was responsible for investment and hedging decisions for multiple funds. He acted as counsel in structuring, negotiating and closing various investment, financing, asset sale and advisor agreements. Josh is also very familiar with Los Angeles zoning laws, and helps identify existing properties that might have a “higher and better” use as a potential development site which will generate a higher sale price. Josh graduated from Duke University, obtained his JD at Fordham University School of Law and holds Series 7 and 66 licenses.

Kevin LaBar – Senior Vice President, Real Estate
Kevin has been involved in over $11 billion of commercial real estate transactions over a 30 year career as a licensed CA real estate broker. He has closed numerous 1031 exchange transactions including one valued at over $125,000,000. He has brokered over 3,000 apartment units and 6.5 million square feet of other commercial space and NNN investments, and worked on transactions ranging from $1.5 mm to $125 mm. In addition, he valued over 1,000 properties on behalf of commercial mortgage-backed securities issuers. As a principal, he was the managing member for 127 apartment units over a twelve-year period. He also ran and was the broker of record for two commercial mortgage banking companies.
Kevin served as a First Lieutenant in the US Army (and awarded a Commendation Medal for exceptionally meritorious service), and worked as an adjunct instructor at USC, UCLA and Golden Gate University.
Kevin graduated from the State University of New York at Albany and has an MBA from the UC Berkeley Haas School of Business.

Seth Herring – Senior Vice President, Operations
Seth handles client interaction, customer service, and operations in the sale of commercial & residential assets and the acquisition of upleg 1031 purchases. Using state of the art technology and web marketing, Seth handles outreach efforts, new client orientation, and manages the full life-cycle of each client’s exchange at Rexco1031. He was formerly a Director at Oak Branch Advisors, a New York based technology, analytics, and operations company for investors in the private debt and non-bank finance sectors. Seth also managed large teams in forensic due diligence and litigation advisory, supporting some of the largest banks and law firms in the country. Seth is an active multi-family real estate investor and a graduate of the Questrom School of Business at Boston University. Seth holds series 63 and 22 securities licenses.

Dr. Dean McDermott
Dr. Dean McDermott is the Chief Executive Officer and Chief Investment Officer of McDermott Investment Services, LLC a registered broker dealer formed in 2010. McDermott Investment Services has developed a specialty in researching real estate investment opportunities and structuring 1031 Exchanges with a special focus on Delaware Statutory Trusts (DSTs) to capitalize on tax savings for individuals who are selling income producing real estate. Dean holds MPA and Phd degrees with concentrations in Finance. He was professor of Finance and Economics at Cedar Crest College and a lecturer at Lehigh University where he taught courses on Capital Markets, Corporate and Investment Finance and Economics. He has published over fifty articles on Real Estate, Investments and Economics.

Alicia Shepherd
Alicia Shepherd is a senior executive and manager at Keller Williams Commercial in Santa Monica where she is currently Director of Commercial Growth and Managing Partner of 270 Commercial. Alicia is one of West Los Angeles’ most successful commercial agents and has participated in over 100 transactions totaling over $412 million in sales. Alicia was previously a senior associate at Marcus & Millichap.

Jonathan Louie – CPA, MST (Master of Science in Taxation)
Jonathan provides tax and 1031 advice to Rexco1031 and its clients. Jon helped create the useful tool on our website called: “Calculate your taxes”. A CPA since 2010, he is a Senior Tax Manager at Krost Advisory and Consulting in Pasadena, CA. with over 14 years of experience in public accounting. Jonathan has expertise in dealing with 1031 exchanges and cost segregation and has consulted to many clients and CPAs. He has written articles, spoken at conferences, and given webinars on the complexities of the interaction between 1031 exchanges and cost segregation. Jonathan was also an author and contributor of comments that were submitted to the IRS in response to its proposed 1031 exchange regulations in June 2020. Subsequently, the IRS changed several key provisions of its proposed regulations in favor of taxpayers prior to issuing the final 1031 exchange regulations in November 2020. He also published a number of articles about 1031s and DSTs including: “Investor Alert: if you have not heard of DSTs, time to take a look.” He graduated from UC Riverside with a BS in Accounting and also has a Master’s Degree in Taxation from Golden Gate University.

Niv Davidovich – Real Estate Counsel
Niv provides legal and business counsel to owners, developers and management in commercial Real Estate, Tenant, Land Use and Construction matters and assists with matters that arise in the purchase, sale or leasing of properties. Niv assists Rexco1031 clients when legal opinions, options and action are needed. He graduated from USC with a BS in Electrical Engineering and holds a JD from Southwestern University School of Law. He is one of premier real estate lawyers in Los Angeles.
